One report for each individual signing on the loan application

Review the report, make a list of anything that is not correct

Contact the credit reporting agencies (all three) and report inaccurate information. They have an on line process for this purpose

If you have credit issues that are accurate but want to have removed, be sure to read our article on credit scores

You have done all that you can to correct your credit report

Sign up for Credit Karma and obtain your credit scores. These scores are not accurate but they track over time.

Create your budget using our budget tool found in our budget article

Populate the calcualtors in our budget article. See if you qualify form a debt-to-income basis

Create your plan to pay off/down credit cards of your debt-to-income ratio is out of balance

Work your plan to accumulate at least 3.5% downpayment funds plus closing costs

Three months out from meeting the loan officer, be sure any movement of funds in or out of your accounts is documented

Don't apply for a car loan or any type of credit card etc. within 90 days of the date you will be applying for a loan

Collect your paycheck stubs for the 60 day period prior to applying for a loan

Find the last two years tax returns that were submitted. If you have not filed for the previous year and it's after April 15, get it done now

You will need to show where the downpayment funds come from e.g. deposited into your bank with a source of e.g. gift from parents

Print the last two months bank statements to take to the meeting with your loan officer. If there are two signers and they are not on all accounts than separate documents are required.

If you have been on the job less than two years be prepared to write a letter explaining your employment history

Try not to change jobs after you have submitted your mortgage application, do it before you submit.

Look over your credit report. Be prepared to document any outstanding debt e.g. mortgage, student loan etc. Show payment history
