Have you ever considered what it would be like to own a home that you helped design? Have you thought building a new home would be hard to do? How can you build a new house if you are not living in the area during construction? Lots of questions, and we have the answers.
You can build a new house within walking distance of the beach on the Mississippi Gulf Coast for less than $500,000. One of our clients at the time of this writing is building a new house for an all-in cost of less than $460,000. This example is a completely custom house that included their participation in the design phase. Did I mention that they live many states away from the construction site?
To read more about this specific example, check out our blog site, we post articles about this topic and many others. Now for more on how we can help you with this process. Keep in mind the following is the simplistic short version of the process.
You will need to select a property to build your home on. We can help there. You can visit our site and search for a property and we will help you by discussing the types of lots available e.g. near water, in the country. After our initial discussion and you have expressed the best setting for your property, we go to work trying to find the one that works best for you.
We can recommend a builder with experience in the type of house that you want. Some builders have more experience than others in specific types of houses such as elevated homes or brick homes. Others can build homes with special materials. Your builder will work closely with you and communicate frequently. Logan-Anderson will be in the loop the entire time to be sure no questions go unasked or answered.
Your builder will recommend a good architect, one that they have worked with before. We find this is a good starting point for the house design. It’s important that the builder and architect can work together. This is where you create your dream home. Once signed off, the builder can move forward.
A very important element in the entire process is a mortgage loan broker who understands new construction loans. We can recommend a mortgage broker that we have worked with in the past. First, you need to get pre-approval. Generally, you buy the land first paying cash or financing the land. The construction loan is approved. Finally, when the home is finished, a permanent mortgage will be initiated. The same loan broker will accomplish this entire process.
Construction will take several months. During this time, your Logan-Anderson real estate agent will be visiting the site and will record the progress via a video and still photos which will be posted to your construction page on our website. Yes, we want you to see and hear what is going on at all times. This is part of the process.
We can help you find temporary accommodations if you arrive ahead of the move-in date. We will be there during the walk-through and at the closing. The builder as with any seller pays a commission to the Logan-Anderson real estate agent so there is no cost to you for our assistance.
One final thing, you will need to obtain a Mississippdriver’srs license and register to vote if this is your permanent home. Registering your vehicles is considered a key indicator of residency. Your Logan-Andersorepresentativeve will guide you through this process.
