Already found a few properties that caught your attention? You’re in the right place.
Most buyers today begin their property search online. At Gulf Coastal Realtors, we don’t believe you need another website displaying the same homes you can already browse on major real estate websites.
We encourage our clients to start with Realtor.com. Browse as much as you like, compare properties and save the homes that interest you.
When you find something you want us to investigate, send us the Source’s property ID from Realtor.com or simply give us the property address. We’ll take it from there.
If you’re using Zillow or another real estate website that displays an MLS number, you can send us that number instead.
The examples below show you where to find the property identification information on popular real estate websites.
Where Do I Find the Property ID on Realtor.com?
Realtor.com does not label the listing identifier simply as an “MLS number.”
Near the bottom of an individual property page, before the Similar Homes section, look for:
Source’s property ID:
Copy that number and send it to us.
If you don’t see it or aren’t sure you’ve found the right number, don’t worry—just send us the property address.
That’s enough information for us to begin investigating the property.
Why Start With Realtor.com?
Realtor.com provides an easy way to browse homes, look at photographs, compare properties, explore locations and identify homes that deserve further investigation.
There’s little value in Gulf Coastal Realtors trying to duplicate that public search experience on our website.
Our job begins when you find something interesting.
Give us the Source’s property ID or property address and we can locate the property through our professional real estate resources and investigate it for you.
What You See Online May Not Be the Current Status
This is one of the most important reasons to send the property to us.
Public real estate websites receive listing information from other sources, and there can be a delay before a recent change appears on the consumer website.
A property that appears available when you’re browsing could already be under contract, pending, withdrawn or sold.There could also have been a recent price or status change that isn’t yet reflected on the page you’re viewing.
Finding a property online is the beginning of the investigation—not confirmation that it’s still available.
Send us the property information and we’ll check it through the local Multiple Listing Service available to us.
What If the Property Has Already Sold?
Don’t automatically cross it off your list.
If the transaction has closed and the information is available through our local Multiple Listing Service, we can look up the reported closing price.
That’s valuable information.
Suppose you find a home listed online for $350,000 and discover that it has already sold. We may be able to determine what it actually sold for rather than relying on the old asking price you’re seeing online.
The property also tells us something about you.
If you liked the location, house, lot, size and features, we can use that information to help identify other available properties with similar characteristics.
A sold property can still be an excellent example of what you’re looking for.
What Else Can We Investigate?
The public property page is only the beginning.
Depending upon the listing and the information provided by the seller and listing broker, we may have access to additional information through our professional real estate resources.
That may include:
- Current listing and contract status
- Agent-only MLS remarks
- Listing and price history
- Property condition disclosures
- Elevation certificates
- Permits or other available property documents
- Insurance-related information when provided
- Comparable properties
- Reported closing information for properties that have sold
Not every property will have every document available. That’s why we investigate each property individually.
Before You Click “Contact Agent”
There’s something else to remember while browsing public real estate websites.
If you want Gulf Coastal Realtors to represent you, don’t click “Contact Agent,” “Take a Tour,” or similar agent-contact buttons on a public real estate portal.
Those buttons may connect you with another real estate professional.
Instead, send the property directly to us.
For Realtor.com, give us the Source’s property ID or the property address.
For Zillow or another site, give us the MLS number if one is displayed—or simply send us the property address.
The website helps you discover properties. Gulf Coastal Realtors helps you investigate them.
Your Choices Help Us Understand What You Want
One property gives us a starting point.
Several properties can tell us a great deal about what you’re actually looking for.
We may see a pattern in:
- Price range
- Community or location
- Bedrooms and bathrooms
- Square footage
- Garage space
- Lot size
- Age and style of the home
- Distance from the beach
- Waterfront or water access
- New versus established construction
- Other features that consistently appear in the homes you select
You don’t have to know exactly what you want yet.
Your selections help us learn your preferences. Once we see the pattern, we can begin identifying other properties you may have overlooked.
From Online Browsing to Serious Candidates
Once we understand what interests you, we can discuss your actual budget, timing, financing or pre-approval, preferred communities and how you intend to use the property.
We can then help narrow dozens of online possibilities into a smaller group of properties that deserve serious consideration.
For those properties, we can investigate the available information, discuss what we find and arrange a showing when appropriate.
Not on the Mississippi Gulf Coast?
That’s not a problem.
Many buyers begin their Mississippi Gulf Coast property search while living somewhere else.
For serious candidates, we can visit selected properties and conduct a live video walkthrough using FaceTime or another video service.
We’ll show you things listing photographs may not reveal—the street, surrounding homes, nearby development, visible property condition and other observations that may help you decide whether the property deserves an in-person visit.
Sometimes the little things matter too.
The house next door with the very enthusiastic dog probably wasn’t included in the listing photographs.
How to Get Started
1. Browse properties on Realtor.com or another real estate website.
2. Find a property that interests you.
3. On Realtor.com, look near the bottom of the property page for “Source’s property ID.” If you’re using another website such as Zillow, look for the MLS number.
4. Can’t find either one? Just give us the property address. We’ll find it.
5. Enter the properties and your contact information in the form below.
6. We’ll investigate the properties, verify their available listing information and use your selections to better understand what you’re looking for.
Don’t worry if a property has already sold, is under contract or turns out not to be the right one. Every property you send us helps us better understand what you’re looking for—and finding the right property is part of our job.
