Our Commitment to Transparency

At Logan-Anderson Gulf Coastal Realtors, we believe clients should understand how we conduct business, how we are compensated, the relationships we may have with other professionals involved in a real estate transaction, and the responsibilities that remain with the buyer or seller.

The following policies, notifications, and disclosures are intended to help our clients make informed decisions. Additional disclosures, notices, and agreements may be required depending upon the property, transaction, and type of representation involved.

1. Lender Recommendations and Referrals

Logan-Anderson Gulf Coastal Realtors does not receive referral fees, commissions, or other compensation from mortgage lenders for referring clients to them.

You are free to select any lender or financing source you choose.

If you ask us for assistance locating a lender, we may provide the names of lenders or mortgage professionals with whom we or our clients have had positive experiences. Factors we may consider include responsiveness, communication, familiarity with the type of financing involved, and the ability to meet transaction deadlines.

Any recommendation is provided as a convenience and does not represent a guarantee of rates, loan approval, closing performance, or service.

The choice of lender always belongs to the client.

2. Contractors and Service Providers

During a real estate transaction, you may need contractors or other service providers for repairs, estimates, inspections, maintenance, improvements, or property preparation.

When we provide the name of a contractor or service provider, Logan-Anderson Gulf Coastal Realtors does not accept a referral fee, commission, or other compensation for the referral.

Clients should independently evaluate any contractor or service provider before hiring them. Depending upon the work involved, this may include:

3. Equal Housing Opportunity

We provide real estate services without unlawful discrimination based upon race, color, religion, sex, disability, familial status, national origin, or any other status protected by applicable law.

4. Agency Relationships and Representation

It is important to understand who a real estate agent represents in a transaction.

Mississippi real estate laws and regulations require certain agency relationships and disclosures to be explained to consumers. Depending upon the transaction and circumstances, a real estate licensee may be representing a buyer, a seller, or, when permitted and properly disclosed and consented to, parties on both sides of a transaction.

Before establishing a representation relationship, we will explain the applicable documents and what they mean.

Some documents are disclosures or acknowledgments, while others establish an actual brokerage or representation agreement. We want our clients to understand the difference before signing anything.

Representation, compensation, and other terms will be addressed in the appropriate written agreements applicable to the transaction.

5. Real Estate Brokerage Compensation

Real estate brokerage commissions and compensation are negotiable and are not established by law.

Before entering into a representation agreement, Logan-Anderson Gulf Coastal Realtors will explain the compensation applicable to our services and how that compensation may be paid.

For buyers, compensation available from a seller or listing brokerage can vary from property to property. Any compensation offered by another party may affect, but does not automatically eliminate, a buyer’s obligations under a buyer representation agreement.

For sellers, we will explain our proposed brokerage compensation and, when applicable, discuss whether the seller wishes to authorize compensation that may be offered to or paid to a cooperating brokerage.

The agreed terms will be documented in the appropriate written agreement.

6. Confidentiality

Information provided to us during a brokerage relationship will be handled in accordance with our legal and professional obligations.

Certain information may be confidential and may not be disclosed without authorization. Other information may be required to be disclosed by law, regulation, court order, or the circumstances of the transaction.

Clients should tell their agent when information is particularly sensitive and should avoid sending passwords, banking credentials, or other unnecessary confidential financial information by email or text.

7. Market Assessments, Price Opinions and Estimates

Real estate professionals routinely provide information that can help buyers and sellers make decisions. This may include:

These are professional opinions or estimates, not guarantees of value, selling price, future appreciation, rental income, repair costs, or investment performance.

A broker’s estimate of value is also not the same as an appraisal performed by a licensed or certified real estate appraiser when an appraisal is required.

Clients should obtain appropriate independent professional advice when a decision depends upon legal, tax, accounting, engineering, appraisal, insurance, or other specialized expertise.

8. Property Inspections and Buyer Due Diligence

We strongly encourage buyers to conduct appropriate due diligence before completing a property purchase.

Depending upon the property, this may include professional evaluation of:

We will assist clients in obtaining information, but buyers should independently investigate matters important to their decision to purchase a property.

9. Third-Party Information

Real estate transactions depend upon information and services supplied by many independent sources.

These may include lenders, appraisers, inspectors, contractors, insurance companies, title companies, closing attorneys, government agencies, MLS systems, property owners, and other third parties.

Logan-Anderson Gulf Coastal Realtors may provide or relay information obtained from these sources, but we cannot guarantee the accuracy or completeness of independently supplied information.

When a particular fact is important to your decision, we encourage you to independently verify it with the appropriate source or qualified professional.

10. Wire Fraud and Electronic Communication Advisory

Real estate transactions are frequent targets for wire fraud and email impersonation.

Criminals may attempt to impersonate a real estate agent, lender, title company, closing attorney, or other participant and send fraudulent instructions directing money to a criminal’s account.

Never rely solely upon emailed or texted wire instructions.

Before transferring money, independently contact the closing attorney, title company, financial institution, or other party responsible for receiving the funds using a telephone number you have previously verified.

Be particularly suspicious of any last-minute message claiming that wiring instructions or bank account information has changed.

11. Independent Professional Advice

Real estate brokers and agents provide real estate brokerage services. Unless separately qualified and engaged to do so, we do not provide legal, tax, accounting, engineering, environmental, insurance, or other specialized professional advice.

Real estate decisions can have significant financial and legal consequences.

When appropriate, we encourage clients to consult their attorney, accountant, tax professional, insurance agent, engineer, surveyor, inspector, lender, or other qualified professional before making a decision.

12. Third-Party Services

Lenders, inspectors, appraisers, contractors, insurers, attorneys, title companies, surveyors, property managers, and other service providers involved in a transaction are generally independent businesses or professionals.

Unless specifically disclosed otherwise, they are not employees or agents of Logan-Anderson Gulf Coastal Realtors.

The selection of a third-party provider ultimately belongs to the client, and the provider is responsible for the services it performs.

13. Policies and Disclosures May Change

Real estate laws, regulations, industry practices, forms, and brokerage procedures can change.

Logan-Anderson Gulf Coastal Realtors may revise these policies, notifications, and disclosures when appropriate. Transaction-specific documents and disclosures provided to a client will govern when they differ from general information appearing on this website.
