Any person selling real estate in the state of Mississippi which is not their own property or the property of their employer must obtain a license from the Mississippi Real Estate Commission. The Mississippi residential real estate salesperson license application requires you to insert the name of a licensed broker who will hold your license once issued. Because of this rule, it’s necessary for you to make a decision at the time you submit the application about who you want to be affiliated with.
There are two routes to obtaining a license:
After you take your course, you must apply to take the test. The test is administered by a private company contracted to the Mississippi Real Estate Commission. Assuming that you pass your test, and the background check is completed without issue, your license will be issued.
As soon as your real estate license is issued, you need to take some additional steps outlined below and then start earning.

Follow the directions on the form. To complete page 3, the broker name and affidavit of sponsoring broker will require a visit to Logan-Anderson Gulf Coastal Realtors to have the page notarized.
You will need two photos that you can have a friend take from your phone and print at home. Paste the photos in the boxes.
There is a fee of $120 for the application.
A background investigation will be done after you fill in the form available here. You will receive a fingerprint card from the Commission after they receive your package. Go to the local police department and pay the fee for your fingerprints. Send the card back to the Commission.
You must complete the 60-hour course which is available from multiple sources. You can take the entire course online at your own pace or attend a class. The Mississippi Realtors Institute is a good source of information on the course and the course itself. Their online course is $225.

After you take the course, the course administrator will usually submit a copy of your course completion to the Mississippi Real Estate Commission. You should also send a copy of your completion certificate to the Commission to make sure it gets there.
When the Mississippi Real Estate Commission receives notification that your course is complete, they will submit information about taking the exam. You will be directed to a third-party vendor to schedule your test. The vendor is in Mobile. They have multiple dates and times available.

What’s next? Now you have a license and have a vague idea of what to do. It’s time for Logan-Anderson to help you learn all of the day-to-day details you need to know. You will need to:
Your broker will arrange for training sessions on all of the above including how to create a listing agreement and contracts.
Within the next 12 months, you will need to complete an additional 60 hours of education. You can take online courses to fulfill this. The first year you have a license it is provisional. After completing your additional courses and the first year you have a permanent license subject to renewal.
The MLS association requires as does the NAR, ethics training every two years. Lots of free credit courses are offered during the year on a variety of topics to help improve your knowledge.
As a licensed real estate agent, you are considered by the Commission and the IRS as an independent contractor. This means that you are in business for yourself. You are not an employee of a broker nor does the broker have any employer responsibilities towards you. You will receive a 1099 form each year from the broker listing commissions paid to you.
Your license is posted on the wall at the broker’s place of business. You are responsible to the broker to obey the rules and regulations of the State of Mississippi as a real estate salesperson. The broker is responsible to help you understand the rules and to report any violation of the rules.
All sales transactions are between the broker and the client. This means that when you are acting as an agent of the broker, the funds flow from the client to the broker. As a real estate agent, you will receive a pre-arranged commission for sales resulting from contracts you have initiated.
Logan-Anderson will present new agents with our company policies and review them before an agent is permitted to sell under the broker’s name.
