1. Lender Referrals
- No Referral Fees or Commissions from Lenders: Logan-Anderson Gulf Coastal Realtors does not receive any referral fee, commission, or other financial benefit from any mortgage lender.
- Client Freedom of Choice: Clients are free to use any mortgage lender or financing source they choose.
- Recommendations: If asked for a recommended lender, we may provide names of lenders who have demonstrated good service, clear communication, and the ability to meet closing deadlines.
- No Obligation: Recommendations are provided for client convenience only and do not constitute an endorsement or guarantee of services. Clients are solely responsible for their selection of a lender.
2. Contractor Referrals
- No Referral Fees or Commissions from Contractors: If we recommend contractors (e.g., for property preparation, repairs, or post-sale improvements), Logan-Anderson Gulf Coastal Realtors does not accept any commission, referral fee, or other form of compensation.
- Client Responsibility: Clients are solely responsible for selecting and hiring any contractor. We recommend clients perform their own due diligence, request written estimates, and check licensing, insurance, and references.
- No Warranty: We do not guarantee the quality, performance, or outcome of work performed by any contractor.
3. Equal Housing Opportunity
- Logan-Anderson Gulf Coastal Realtors adheres strictly to all federal, state, and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, age, sexual orientation, gender identity, or any other protected class.
4. Representation and Agency Disclosure
- We are required by law to disclose the type of agency relationship we have with our clients and customers. This may include:
- Seller’s Agent – Representing the seller only.
- Buyer’s Agent – Representing the buyer only.
- Dual Agent – Representing both buyer and seller with informed written consent from both parties.
- Transaction Broker – Facilitating the transaction without representing either party in a fiduciary capacity.
- A written agency disclosure will be provided and must be signed before we perform any brokerage services.
5. Confidentiality
- All client information obtained in the course of representation is treated as confidential, except where disclosure is required by law or the client authorizes disclosure in writing.
6. Estimates and Opinions
- Any market analyses, price opinions, repair estimates, or cost projections provided by Logan-Anderson Gulf Coastal Realtors are opinions only and should not be considered as guarantees.
- Clients should seek independent verification for financial, legal, structural, or other matters before making a decision.
7. Inspections and Due Diligence
- We strongly recommend all buyers obtain professional property inspections (home, pest, mold, septic, structural, etc.) before closing.
- Buyers are responsible for conducting their own due diligence on zoning, permitting, flood zones, insurance requirements, and other factors affecting the property.
8. Wire Fraud Advisory
- Criminals target real estate transactions to steal funds through fraudulent wire instructions.
- Logan-Anderson Gulf Coastal Realtors will never email changes to wire instructions. Always verify wire instructions by phone directly with the escrow or closing agent using a known, verified number.
9. Limitation of Liability
- Logan-Anderson Gulf Coastal Realtors is not responsible for the acts or omissions of third parties, including lenders, inspectors, appraisers, contractors, insurers, or title companies.
- Clients agree that their decisions are made independently and at their own discretion.
10. Policy Updates
- We reserve the right to update these policies, notifications, and disclosures at any time. Clients will be provided the most current version upon request.
