Real Estate agents in Mississippi are prohibited from accepting payment when they refer contractors to Clients. None of the referral businesses listed here pay for the referral. They do however, from time to time, refer their clients to us. The list is not all inclusive of all providers in various categories, the list does include firms with whom I or my brokerage firm colleagues are similar with or have worked with in the past.

Clients are free to choose any vendor to provide the services necessary to close a sale of property. Website addresses are available for review of the firm. When there is a specific individual that I recommend their individual email address will be included or their contact website address.

Legal/Closing

Law firms manage most of the closing functions in Mississippi. The selected law firm drafts the closing documents that buyer and seller must sign. The selected law firm manages the financial portion of the transaction by collecting earnest money, deposits and down payments. The law firm then makes distribution of funds after all documents have been signed and the sale recorded. Lenders

Clients have many choices when it comes to lenders. While interest rates are important, it is equally important that a client works with a lender that can actually obtain a loan on their terms and on time for closing. The lenders listed below are firms that have come through for our brokerage clients in the past with good rates. Title Insurance

Title insurance is required by lenders. This is to protect all parties in the event there is an issue with the title that was not discovered before closing. Clients have a choice of title insurance companies, we are just providing some with which we have had some experience. Clients must make the final decision. Clients must choose the property inspector that they want to work with. The listing below is not all inclusive of inspectors in the area. Handyman Services

Clients who are selling their properties may need the services of someone to make some repairs to the property. Often the items to be repaired are found by the prospective buyer and there is little time to make repairs before the closing. Selecting a reliable contractor is important. Someone who will actually make the repair, do it on time and within budget. Feel free to ask me about each person listed below so that you our client can make an informed decision. Some contractors will wait to be paid from sale proceeds, other require payment when the work is done. Please discuss these details with the person you select.

Insurance

Homeowners insurance varies in price depending upon location and insurance company. The companies listed below are vendors for a number of insurance providers who are licensed to offer insurance in Mississippi. Your property may require wind and/or flood insurance. It is important that a decision on the insurance provider be made in time for closing so that the company can present a bill and binder to the closing attorney:

Gardener

On occasion a selling client may need a gardner or landscaper to make improvements to the property to get it ready for sale. Buyers may want to make some changes after closing. Many gardners and landscapers are busy which makes it difficult to find a reliable person or company to do the work on a timely basis. The individuals and firms below have performed well in the past.
